Gaughan Construction and Art and Science Academy Celebrate with Ribbon Cutting

Beginning with breaking ground on June 22, 2017, to the final inspection on October 26, 2017, we have loved every step of constructing this project with the Art and Science Academy board, staff and families. The students and teachers have officially moved into their new building, and we were honored to be able to celebrate with them at the ribbon cutting ceremony this week!

A Donation Means More Than Money

We recently donated to Food for the Poor, a non-profit organization that uses donated resources to assist some of the least fortunate and poorest in the world.
Food for the Poor has created a unique system for donations by giving items that continue to provide resources to the local communities for years to come. Some of the items that we donated this year were fruit trees, chicks to provide eggs, goats to provide milk, and piglets for reproduction and future consumption.
We support Food for the Poor because over 95% of our donations goes directly to those who need it! We are very blessed here in this country, and we want to help the least fortunate.

Residential Team Attends Local Conferences

This week, our residential team had the opportunity to gather more industry knowledge through the MN Multi Housing Association’s 2017 Fall Convention & Products Show and the HUD TODAY 2017 class taught by Mary Ross.
Everyone is excited to apply all they learned to create an excellent customer experience. We always welcome opportunities like these, which help us exceed customer expectations.

Gaughan Exhibits at 2017 MNCAR Expo

Several members from our development and brokerage team attended this year’s MNCAR EXPO hosted by the MN Commercial Association of Real Estate at the Minneapolis Depot.

Our team shared with attendees the projects that Gaughan Construction and Development are working on. They also learned about the ventures of the 70 other exhibitors and broker members. Our team is always looking for ways in which they can better serve clients.

Compass Early Learning Celebrates Grand Opening

We would like to extend our congratulations and a warm welcome to Compass Early Learning, our newest tenant! Their grand opening was held on Tuesday, October 3, and was a great success!

Located in Coon Rapids, this is the first location for the early childhood education center. They are currently enrolling children from infants to preK. Each room at the center has a focus on a different subject, including Music and Movement, S.T.E.M. (Science, Technology, Engineering, and Math), Art and Dramatic Play. The children will rotate to different rooms for experience with each subject and will have a homeroom to come back to. By doing this, they will have a sense of routine and will be able to develop social skills and friendships with the others in their homeroom.

The owners, Amy Steiner and Ginger Olson, both have backgrounds in early childhood learning and are passionate about providing a stable and well-rounded learning environment for children. Both owners grew up in Coon Rapids, so this location is dear to their hearts. Amy said, “It felt like coming home.”

Gaughan Sells Coon Rapids R&D Building for $3.89M (Finance and Commerce)

Gaughan Sells Coon Rapids R&D Building for $3.8M

9055 Evergreen Blvd., Coon Rapids

Description: 50,528-square-foot Class B flex research and development building, built in 1987 on 4.5 acres at 9055 Evergreen Blvd., Coon Rapids

Buyer: Conforti Holdings LLC, Coon Rapids

Seller: 9055 Building LLP, an entity of Gaughan Cos., Forest Lake

Purchase price: $3.885 million, with a $1.81 million down payment and new financing

Price per square foot: $76.89

The transaction: Forest Lake-based Gaughan Cos. has sold a Coon Rapids investment property it has held for two decades for $3.89 million to a new owner-user.

Conforti Holdings LLC closed July 20 on the purchase of the 50,528-square-foot Class B flex research and development building at 9055 Evergreen Blvd. The seller was 9055 Building LLP, the same Gaughan entity that bought the building for $1.5 million in 1995. The current price works out to $76.89 per square foot. Dan Hebert of Gaughan represented the company in the sale. Hebert wasn’t available this week, but company officials confirmed the sale. They noted the building was occupied over the years by Possis Medical, Bayer Medical and Boston Scientific. They declined to identify the buyer, but confirmed it is an owner-user.

Gaughan officials say they are liquidating some of the company’s older assets to generate cash for new development projects.

In July, Gaughan closed on the $1.2 million purchase of two properties at 304-308 Snelling Ave. N. in St. Paul, where it plans to build Liffey on Snelling, a 60-unit luxury apartment building.

Eric Batiza, vice president in the Minneapolis office of Colliers International, represented the buyer of the Coon Rapids building. He identified the new owner only as a Twin Cities company in need of a larger space. He declined to comment further.

Precast Construction at Lighthouse Lofts

The next step in the construction at Lighthouse Lofts Luxury Apartments has begun! Materials arrived on site at the end of August to begin placement of precast columns, beams and planks. Once precast is complete, metal framing will begin at street level and wood panel construction will be installed on levels two through five.

Gaughan Contributes in the East Suburban Development Summit

Contributing panelist Dan Hebert, Senior VP at Gaughan Companies, participated in the East Suburban Development Summit, hosted by the Minnesota Real Estate Journal at the University of St. Thomas. Dan and the other panelists, Dwight Picha, Brian Zeller, Aaron Parrish, and Moderator Chris Eng, discussed development opportunities and activity in the eastern suburbs for the Washington County Development Update session.

Gaughan Companies has developed and built over fifty projects in the eastern suburbs over the last 48 years, including apartments, townhomes, condominiums, retail and office. Dan shared a variety of developments in the planning stage at Gaughan Companies and around the eastern suburbs.

In 2018, Gaughan Companies will be developing a property that was recently purchased in St. Paul. At the intersection of I-94 and Snelling Avenue, this property is part of a rezoning and redevelopment of the area. We are excited to be able to redevelop this site and add additional value to the community.

It was encouraging to see so many people come out to the conference who are interested in real estate development in the Twin Cities. Gaughan Companies will continue to provide expert services to clients and communities, and we hope these other businesses will join us in this endeavor.

Night to Unite 2017: Neighbors Joining Together

Night to Unite (formerly National Night Out) is held each year on the first Tuesday in August. Neighborhoods are asked to turn on their outside lights and spend the evening getting acquainted with each other. Whether you are an organized Neighborhood Crime Watch (NCW) group, or just thinking about organizing, it is important to talk with your neighbors to find out what is going on. This is an evening when neighbors throughout the city, state and country gather to get to know one another and promote Community Safety.

If neighbors organize their efforts to be vigilant of each other’s property, it will likely result in the reduction of criminal incidents. You can send a message to criminals letting them know that neighborhoods are organized and looking out for one another. We, at Gaughan Association Management, support this effort and hope many of our communities choose to come together on this night in some way. It doesn’t have to be an elaborate party or gathering, but here are some ideas of what other communities are doing:

  • Ice Cream Social
  • Bike Parade- Have the kids on your street decorate their bikes and parade them through the neighborhood at a specified time.
  • Pot Luck Supper
  • Ask people to contribute $5.00 per person and order pizza.
  • Bubbles and Sidewalk Chalk
  • Inflatables and a DJ

Whatever is appropriate for your demographic and budget- it doesn’t need to be elaborate. The point is to come together and get to know each other.

Check with your city to see if they participate in Night to Unite, as many cities do, and they will even have the Fire Department, Police Department, and other city representatives attend your party! You may need to register your party with the city, but what a great way to strengthen neighborhood spirit and police-community partnerships. Also check with your local businesses as many sponsor or will donate money or items towards Night to Unite parties.
