Recently, Rozeanna Berg our Director of Commercial Accounts & Facility Services attended a week long ASM track consisting of Financial Analysis courses, where you learn about the importance of Asset Management and Loan Analysis.

Certified Property Manager (CPM)

The Certified Property Manager (CPM) designation, administered by the Institute of Real Estate Management (IREM), is a professional real estate designation recognized by the National Association of Realtors (NAR).  The course schedule for this designation:

Due to the difficulty of the course load, studying to become a CPM has its challenges. However, the information and knowledge gained from the courses sets you apart from other professionals in the industry.

Rozeanna’s dedication to providing stellar service to our customers, inspired her to enroll in the fast track curriculum to obtain her CPM.  She has already completed 9/10 courses necessary for this achievement and has began passing on the educational value to the clients we serve.   We will track her progress along the way to reaching this goal. 

In addition to Rozeanna being on the cusp of obtaining her CPM, Kelley Lemon, our Director of Multifamily & Facility Services and our Senior Residential Property Manager, MJ Fleming, have just obtained their Multifamily Housing Manager (MHM) designation administered by Quadel.

Celebrating 50 Years

In thanks and in celebration of our 50th anniversary, we held a team building event on October 17 at the Trollhaugen Zip Line in Dresser, Wisconsin. The Zip Line Tour features 3,000 feet of line across six different zips, including the 1,000-foot Dual Zip Line nearly 50 feet off the ground! With perfect weather, gorgeous fall colors, and a festive atmosphere, the Gaughan team really reached new heights that day.

Champ, one of our newest team members, also joined us on the trip to Trollhaugen. A yellow lab who will turn one on December 14, Champ belongs to owner Patrick M. Gaughan, and has been coming to the Forest Lake office since he was eight weeks old. Champ takes his role as office dog seriously and so will often become very attached to visitors. A welcome addition to the Gaughan Companies family during our anniversary year, the team wouldn’t be complete without Champ and his mellow personality.

GAUGHAN INSTITUTE: First Training Session!

 Gaughan Association Management launched Gaughan Institute to a full house this past Saturday! Our team has been working together for the past few months to put together a training format and content that we feel will be extremely relevant and helpful to what volunteer board members deal with on a regular basis.The first session, held at the Springbrook Nature Center in Fridley, featured speakers Gretchen Schellhas of Chestnut Cambronne, Karly Kauf and Anthony Smith of Smith Jadin Johnson and Amanda Glader of Gaughan Association Management. Topics of discussion included items such as board member roles, responsibilities and liabilities; Duty of Care; association records and minutes; enforcement of governing documents; and understanding your financial reports.

We are in the final planning stages of our next session which is scheduled for early March. As soon as we have our speakers confirmed, we will circulate the invitation and begin accepting RSVP’s. Gaughan Senior Associate Speaks at Land Development Conference

On Friday, May 4, 2018, Gaughan Brokerage Senior Associate, Tom Opsahl, participated on a panel for the 14th annual Land Development Conference. This conference is hosted yearly by the Minnesota Real Estate Journal at the Golden Valley Country Club.

The topic of Opsahl’s panel was “Commercial Land Development Forecast for 2018 and Beyond.” The panelists discussed the current market conditions, development project updates for 2018, challenges with land development, financing for development projects, and the future of development.

The other four sessions at this year’s conference were “Municipalities: Your Partner for Land Development and What You Need to Know,” “Key Issues to Consider When Structuring Real Estate Joint Ventures,” “Frontiers: Lessons in Greenfield Development,” and “Residential Land Update and Opportunities.” We look forward to next year’s conference and the updates that we will be hearing based on the sessions this year!

Tom Opsahl joined Gaughan Companies in November of 2016 as a Sales & Leasing Associate. Earning his real estate license in 2002, he brings a wealth of commercial real estate knowledge and experience to our team. Opsahl is currently working with a local family in Prior Lake to sell their 495-acre historic property, as well as another 500-plus acre contiguous property in the Lino Lakes-Blaine area.

Gaughan Represents at Chamber Golf Tournament

We were honored to be a sponsor at the 30th annual MetroNorth Chamber Golf Tournament to help raise money for their mission of strengthening business in the community.

Our team had a blast staffing a hole and playing a round of golf with other chamber members and guests at Majestic Oaks Golf Club! We always enjoy events held by the MetroNorth Chamber of Commerce and are pleased to be a member. Gaughan Senior Brokerage Associate Facilitates 495-Acre Listing

In a recent article, the Prior Lake American covered the sale of a 495-acre listing, owned by a local family in Prior Lake, Minnesota. While the details of how the land will be divided are not complete, the number of interested buyers continues to increase.

“So far, it’s been a combination of out-of-state and international-type investors, local investors, and everything in between,” Tom Opsahl said. “It’ll be really interesting to see over the next 12 months how it turns out.”

Gaughan Director of Association Management Receives AMS Designation

Gaughan Association Management is pleased to announce that Amanda Glader, Director of Association Management, has been awarded her Association Management Specialist (AMS) designation from the Community Associations Institute (CAI).
The Community Associations Institute’s (CAI) Association Management Specialist (AMS) designation says a lot about community managers who have earned this highly respected credential. It says they have the training and knowledge required to provide professional service to their community association clients. It says they understand the nature, importance and unique challenges of community association management. It says they are committed to excellence and continuing education. Employing a manager who has earned an AMS means you are committed to preserving the character of your community, protecting property values, and meeting the expectations of your owners.
To earn the AMS credential, managers must have at least two years of experience in community association management and complete advanced course work. In addition, they must have already earned the basic industry certification for managers—the Certified Manager of Community Associations credential.
“Professionals who earn CAI credentials maximize the value they can provide to their community association clients,” said CAI Chief Executive Officer Thomas M. Skiba, CAE. “Not only have these professionals demonstrated a personal commitment to self-improvement, but they have also elevated their practical knowledge and expertise. Professional managers provide administrative, operational and managerial counsel to the boards that govern homeowners and condominium associations. Happy International Women’s Day!

The year 1908 began the journey for global recognition and celebration of the social, economic, cultural and political achievements of women. The first International Women’s Day (IWD) was celebrated in 1913 when the women of Russia campaigned for peace on the eve of World War I. Today, it is often recognized by local activities, rallies, conferences, gifts, and the colors purple and green–symbolizing justice, dignity, and hope.
IWD also falls within Women in Construction (WIC) Week! This time is set aside, each year, to continue to raise awareness of the increased role and opportunities for women in the construction industry. We are proud of and thankful for the women at Gaughan and the hard work that they do!

Team Building Brings Big Thrills

Every year, Gaughan Companies hosts an annual team building event for all of its employees. This year, we took a day during the week to go to Big Thrill Factory in Oakdale with the whole company.

After an address from the company president, Patrick Gaughan, the attendees ate lunch and gathered into smaller groups in order to connect one-on-one with their coworkers. Our staff is growing, and with many of them at locations throughout the Twin Cities, it is important for us to take the time for these team building activities.

We participated in activities like go karts, laser tag, a ropes course, indoor zip line, and other events, like the Gaughan Jeopardy game. The atmosphere was filled with good spirits and friendly competition!

We appreciate our employees and all that they do for our company and our community. We are blessed to have a wonderful group to work with!

Gaughan Team Meets Future Employees at Career Fair

This week, our team hosted a booth at the Dunwoody College of Technology Construction Sciences Career Fair. We were able to meet students from many different majors and converse with college faculty and staff.

We enjoy attending the Dunwoody Career Fair ever year. Hearing about the students’ future goals is so exciting! We are proud of everyone for working so hard toward those goals. We wish you all the luck on your future endeavors!
